The Rising Stars of Istanbul Real Estate

While the branded projects on the Anatolian side of Istanbul are changing the face of this region in particular, Sancaktepe and Sultanbeyli, which stand out as the fastest developing areas with their easy transport access, are rising in value every day.

The regions which are playing host to the link roads to ongoing projects such as the urban transformation projects, the 3rd bridge, the new airport and the Eurasia Tunnel and the metro lines which are close to completion in Istanbul, are continuing to develop fast due to their easy transport access.

Sancaktepe to flourish with metro line

Investments continue to increase in value in Sancaktepe every day. The region will become extremely easy to reach with the 3rd Bridge and the Üsküdar – Sancaktepe metro, which will go into service this year. The region provides a big advantage with the Şile and TEM Highways which pass through the district, and the fact that it will be on the route of the Northern Marmara Highway, which will connect it to the 3rd bridge. The district is at a very valuable location between the two exits of the Northern Marmara Highway on the Anatolian side, and the easy transport access it offers is also increasing both supply and demand in the real estate sector.

One of the reasons contributing to the value of the district from the point of view of investors is the rise in popularity of the neighboring districts of Çekmeköy and Ümraniye. The development in these regions is also causing the land and square meter prices in Sancaktepe to rise.

The appeal of Sancaktepe is also rising due to the fact that the nature of the region which constitutes the boundary of the northern forests – adjacent to the region – alongside transport access to the district becoming easier day by day. The 400 bed City Hospital project, which will be completed soon, also stands out as being another of the factors to add value to the region. It is expected that close to 15 thousand people will be employed at the said complex, and that an average of 100.000 people will visit it on a daily basis.

Sultanbeyli at the top of the regions to which the 3rd Bridge will add value

Sultanbeyli is the region preferred most by real estate investors on the Anatolian side, after Ataşehir, Çekmeköy and Sancaktepe. It will become one of the most important destinations in Istanbul, together with the 3rd Bridge expected to be completed this year. Sultanbeyli will play host to the most important highway connections on the Anatolian side, with the exits of the 3rd bridge in the Alemdağ and Mevlana neighborhoods. This, together with the connection of the Kadıköy – Kartal metro to the region, will ensure that Sultanbeyli will become very easy to reach. The region, which has attracted the attention of investors with its rise in recent years, stands out with the big increase in property prices. The region also provides easy access to Sabiha Gökçen Airport.

More and more squares are being added to those which embellish the face of Sultanbeyli, alongside its easy transport access. Among the other big and important investments in Sultanbeyli, which already houses Yunus Emre Park and Square, Turgut Reis Park and Kanuni Sultan Süleyman Park, are education campuses, a university project, sports academy, library housing 40 thousand books, convention and exhibition center, new town square and central mosque, Aydos Forest Nature Park and an indoor car park.
