The average square meter land prices in the region rose from between 350 to 400 TL in 2013 to the range between 650 – 700 TL in 2016.

Kayaşehir is among the regions where mass housing projects have become concentrated in the recent periods. Kayaşehir, which continues its activity with the ongoing projects as well as those which have been completed, is in quite close proximity to the link road to the Northern Marmara Highway, which entered into operation in 2016. Land prices in Kayaşehir have increased together with these developments. It is expected that demand for the region will increase even more due to the link roads to the Northern Marmara Highway being completed in the next three years and the Third Airport, which is expected to be completed in 2018, and that the increase in prices will continue as a result of this demand.

The average square meter land prices in the region rose from between 350 to 400 TL in 2013 to the range between 750 – 2 thousand 200 TL in 2016.

The district of Arnavutköy has become an ideal district for mass housing projects due to the equivalent rights gained as a result of the merging of land in the amended zoning plan of the regions near Başakşehir (for example, Deliklikaya Mah.). While average sales prices in these regions were between 350-400 TL/m2 in 2013, it is believed that these figures are between 1.200 – 2.200 TL/m2 in 2016, taking into account the structuring conditions. The reason why the price range is so wide is that graded structuring rights are given based on land size. On the other hand, while average sales values were between 400-450 TL/m2 in Arnavutköy in general, in 2013, it is known that the average sales values in 2016 are between 750-800 TL/m2. Together with this, it is also expected that the activity in the region will continue due to the link road to the Northern Marmara Highway and the Third Airport, which is expected to be opened in 2018.

The average square meter land prices in the region rose from between 200 to 250 TL in 2013 to the range between 850 – 900 TL in 2016.

Çekmeköy is among the regions where residential property projects are becoming concentrated. The mass housing projects in the region also stand out in the recent periods. Çekmeköy, which is continuing its activity with the ongoing projects as well as those which have been completed, also has a link road to the Northern Marmara Highway, which entered into operation in 2016. Land prices in Çekmeköy have increased together with these developments. It is expected that demand for the region will increase even more due to the link roads to the Northern Marmara Highway being completed in the next three years, the Third Airport, which is expected to be completed in 2018 and the metro line, the construction work of which is continuing.

4. Izmir / Bayraklı

The average square meter land prices in the region rose from around 3 thousand 500 TL in 2013 to the range between 6 – 7 thousand  TL in 2016.

Interest in the region, which is being developed in a planned manner, and offering the residents of Izmir the functions of combined use with projects which are either under construction or planned, will increase even further. There is a sufficient amount of land stock in the region, and this will fall in line with the process which will continue according to the need for qualitative projects in the region. The fall in the land stock will increase interest in the land in the region, which can be used in the qualitative projects, even further in the coming periods.

5. Izmir / Bornova-Pınarbaşı

The average square meter land prices in the region rose from between 800 to one thousand 500 TL in 2013 to the range between one thousand – one thousand 500 TL in 2016.

The region of Pınarbaşı is the first area which meets the Izmir – Istanbul Highway in the center of the city of Izmir. It is expected that land prices in the region will rise together with the completion of the highway project in the northerly and southerly directions from Kemalpaşa Caddesi.

6. Izmir / Bornova- Ankara Caddesi

The average square meter land prices in the region rose from around 2 thousand 250 TL in 2013 to the range between 3 thousand – 3 thousand 500 TL in 2016.

Ankara Caddesi is a boundary which separates the Konak and Bayraklı areas of the New Town Center. There have been increases in the locations on Ankara Caddesi, in parallel with the development of the New Town Center. The interest in the region will increase even further together with the transformation of the industrial and storage buildings on the south of Ankara Caddesi.

7. Ankara / Çankaya- Mustafa Kemal Mahallesi

The average square meter land prices in the region rose from between around 3 thousand to 7 thousand TL in 2013 to the range between 5 – 10 thousand TL in 2016.

It is the region which has seen the most interest in recent times, together with the high number of combined projects and the chain brands coming to the region. The limited number of estates for sale also gives rise to competition. One of the factors which adds value to the region is the close proximity of the Kızılay – Çayyolu metro line to the region. It is expected to continue to see demand in the next three years.

8. Ankara / Oran – İlkbahar

The average square meter land prices in the region rose from between around one thousand to one thousand 500 TL in 2013 to the range between 3 thousand 500 – 4 thousand 500 TL in 2016. The Güneypark Urban Transformation Project has been started in the region with a joint venture between Sinpaş and the Metropolitan Municipality. As the projects are large scale and are progressing in stages, it is expected that they will continue to see demand in the coming three years.

The average square meter land prices in the region rose from between 700 to 800 TL in 2013 to the range between one thousand 250 – one thousand 500 TL in 2016.

The appeal of the existing land stock in the region has risen due to the strengthening of the connection between the region and the city center, with the work on the tramway on the road to Yalova, its close proximity to the Istanbul – Izmir Highway connection and the investments undertaken in the region in the recent period, by well-known local construction companies, such as Bakgör İnşaat, Alpiş İnşaat and Atış Yapı, following the Bursa Modern project of Sinpaş GYO.

Due to the organized and small industrial zones being constricted within the city and the lack of vacant land stock, the m2 prices of land in the Kayapa and Hasanağa industrial zones have doubled. In addition to this, the work on the new industrial zone to the west of the city has increased the demand for residential land to the south of Görükle, directed at the employees at all of these industrial zones which are distant from the city center, who are expected to mostly live in this region.
