According to the data of the Turkish Statistics Agency (TUIK), 826 thousand 893 residential properties have been sold throughout the country in the first 8 months of the year. While Istanbul is in first place with 146 thousand 648 properties, when the distribution of the districts within the mega city is looked at, it can be seen that Esenyurt has outscored the other districts, by a considerable amount.
While a total of 25 thousand 170 residential properties were sold in the district between January and August, only 7 thousand 479 properties changed hands in Sancaktepe, which was in second place. These districts were followed by Beylikdüzü in third place with 6 thousand 927 properties and Pendik in fourth place with 6 thousand 264 properties.
Nearly 50 % increase in Esenyurt population
The reason for the huge difference in sales between Esenyurt and the other districts is the large number of properties which are directed at the lower and middle income groups. The close-to-50 percent increase in the population of the district in the last four years also shows just how high the demand is for the region.
Profits in Esenyurt to increase
The fact that there are large upper scale projects in the regions in close proximity to Esenyurt point to an expectation that profits from the region will increase. This ensures that the projects also have demand with the purposes of investment.
The square meter unit prices of the new and high quality residential property projects in Esenyurt are mostly in the range of 2 thousand – 2 thousand 500 liras for second hand properties and 3 thousand – 4 thousand 500 liras for new properties.
